Welcome to Fanita
Neighborhood villages of single-family homes amidst parks and a wildlife preserve in Santee.

Unlike many communities in Southern California, Santee faced a lack of move-up housing, forcing young adults and long-time residents to go elsewhere. Despite the demand for new homes, a small group of activists opposed development in Santee. When Barratt American purchased Fanita, we talked to the people who matter most – the residents of Santee. We conducted focus groups to find out what amenities and recreation they were seeking, and held workshops with schools, homeowners, residents and government officials. This contributed to the people of Santee defeating proposition X that blocked new development. Even Santee's mayor commended Barratt American for communicating positively with its citizens.
The four neighborhood villages of Fanita will bring an array of benefits for homeowners as well as the entire city. As part of Barratt American's long-term commitment to Santee, over half of Fanita Ranch will be preserved as natural open space with a trail system. Our advocacy of smart-living principles is incorporated into Fanita Ranch's design as a walkable community with a village center, energy-efficient homes and environmentally responsible transportation. A Fire Station and other public community facilities will be built. Adult and youth sports amenities will be available for every Santee citizen. Because some local citizens voiced concern about increased traffic, Barratt American contributed $1 million toward engineering fees and design costs to expedite the completion of Highway 52.
